Preparing Your Home for Sale in Nosara

When it’s time to put your home on the market in Nosara, first impressions matter. Nosara is a unique real estate market because many buyers aren't simply searching for a house - they're pursuing a dream. Whether they're looking for a vacation rental, a place to raise a family, or a home for retirement, they're investing in the Nosara lifestyle as much as a property itself. That intrinsic value is at the heart of every Nosara home purchase.

Preparing your Nosara home for sale is about creating a clean, well-maintained, and welcoming property where buyers can easily imagine themselves in the space. Perfection isn’t the goal; thoughtful presentation is.

We’ve curated the below checklist for preparing your home:

Time to Get Busy on your Home Maintenance List

We all have a list of home repairs that we simply haven’t gotten around to fixing - it’s just a part of life. And that to-do list is an ideal place to start! Not every imperfection needs to be addressed, but do focus on repairs and updates that will have the greatest impact on a prospective buyer's overall perception of the upkeep and maintenance of the home. These may include:

  • Cleaning or oiling doors and windows that don’t easily open

  • Replacing broken or damaged roof gutters, wooden trims, or handrails

  • Replacing damaged screens, loose hardware, and cracked tiles

  • Repairing leaky faucets

  • Repairing issues with any pool related equipment or irrigation systems

  • Removing or replacing worn interior fabrics, furniture or curtains

  • Replacing burnt-out light bulbs or broken light fixtures

  • Applying fresh paint - a little paint goes a long way especially in spots buyers may notice

As property managers and long-time local homeowners, we’d be happy to share our trusted resources to help get you started on the maintenance list.

Declutter, Declutter, Declutter

By thoroughly organizing and removing clutter, a potential buyer can focus on the architectural details of the home and the exterior property. Decluttering before listing creates a great first impression for buyers and saves you time later. Since you’ll need to remove personal items when you sell, we recommend tackling it before listing so your home is ready to show at its best.

In terms of decluttering, we recommend:

  • Organizing closets, cabinets and storage areas

  • Giving away old, worn or mismatched items - sheets, towels, dishes, curtains

  • Clearing kitchen and bathroom countertops, tables, and corners

  • Removing any broken items, including outdoors

For items still in usable condition, donate them to Nosara Food Bank or sell them on Nosara’s local Buy and Sell groups through WhatsApp or Facebook. Nosara Animal Care (NAC) accepts donations of linens and towels for animals. You can contact the organizations directly to learn where and when to drop off donations.

Schedule a Professional Deep Clean

Once your home has been decluttered, we recommend having it professionally deep cleaned. Sparkling windows, spotless floors, polished fixtures, and a fresh, clean interior make a strong first impression. While the home is on the market, schedule regular cleanings to keep it showing-ready. It’s amazing how quickly jungle conditions - such as rain, bugs, dust and animals - can make a welcoming home feel intimidating for Nosara newcomers!

Jungle Curb Appeal

Living in the jungle means a little extra attention is needed to keep your entrance and walkways looking their best. Take advantage of the beauty of native plants while keeping overgrowth and weeds under control. Along walkways, trim branches at eye level, maintain level gravel, replace broken pavers and give away or thoughtfully dispose of gardening or past project clutter. Also be sure to eliminate anything that could collect standing water to help keep mosquitoes away. Dirt roads can be a challenge for curb appeal, so creating a well-maintained entrance with the help of your gardener, property manager, or agent can make a big difference.

Professional Real Estate Photography

High-quality photography is one of the most important marketing tools when selling your home. Mango Realty partners with professional photographers, and we go on-site with the photographer to stage your home with the unique Nosara real estate market in mind.

If your home is a vacation rental and you already have professional rental photos, we’re happy to review them and consider selecting certain images for your home sale. However, it’s important to note that vacation rental photography is designed to sell the experience, while real estate photography is designed to showcase the property itself. For realty-specific photos, spaces should be free of guest-focused or hospitality items and instead highlight the home’s architecture, natural light, finishes, and any unique features.

Have Your Rental Numbers Ready

If you are selling an active vacation rental, be prepared for buyers to ask for detailed financial information. In markets like Nosara, many purchasers are not only evaluating the home for their personal use but also for its income potential as an investment property. This typically includes:

  • Occupancy rates

  • Nightly rates

  • Seasonal variations

  • Annual gross revenue

  • Key operating expenses such as cleaning, maintenance, management fees, utilities, and platform commissions

Having clear and organized numbers readily available helps build confidence, strengthens trust and can also make your listing more compelling, especially for buyers comparing multiple investment properties.

Preparing Your Nosara Vacation Rental for Showings

Many homes in Nosara are active vacation rentals, making communication an important part of the selling process. At Mango Realty, we work with you to establish a showing schedule that respects your guests or tenants while still giving prospective buyers the opportunity to view the property. We can coordinate directly with you or your property manager and, whenever possible, aim to provide at least 24 hours’ notice.

It’s also helpful to share your housekeeping schedule with us. If the home is cleaned on a particular day or at a consistent time each week, we can try to coordinate showings around that schedule so buyers see the property at its best while minimizing disruption for guests.

In Nosara, most vacation-rental homes are sold fully outfitted and ready for continued rental use, including everything from furnishings and kitchenware to linens and decor. If there are personal items, furnishings, artwork, or other belongings that will not be included in the sale, please let your agent know early in the process. Having a clear understanding of what stays with the home and what does not helps us communicate accurately with prospective buyers and avoid confusion later.

Preparing Your Nosara Full-Time Residence for Showings

If you are selling a home that has been your full-time residence in Nosara, you have likely accumulated some stuff—everything from surfboards to personal collections to that guitar you are still practicing. Before putting your home on the market, it’s helpful to have a simple plan for temporarily storing personal, valuable, or sentimental items. This might include bathroom-counter items, family photos, an heirloom or special piece of furniture, or a collection of shoes typically left outside the entrance.

It’s also helpful to start thinking about which items—furnishings, art, kitchenware, etc.—will not be included in the sale of the home. Identifying these items to your agent early in the process can help avoid confusion later. Remember that many vacation homes in Nosara are sold fully furnished and fully stocked, including towels, sheets, dishes, and sometimes even beach gear. Prospective buyers may have a different view than yours about what is included, so having a plan for easily separating and storing personal or excluded items can make the showing process much smoother. These items don’t necessarily need to be removed from your everyday life or stored offsite; depending on the home, they can often be neatly organized in a bodega, closet, or other designated space and put away when needed.

It’s also helpful for homeowners to vacate the property during showings. This gives buyers and their agents the freedom to take their time, ask questions openly, and really imagine themselves living in the space. When homeowners are present, buyers often move through the property more quickly out of courtesy. A little preparation ahead of time—and a simple plan for personal and excluded items—can make it easier to step away when a showing is scheduled while allowing the home to remain comfortable and functional for you between showings.

Before Each Showing

As your agents and when possible, we visit the home before showings to ensure that it is well staged for the buyers to get the absolute best first impression. That includes opening windows and/or doors, optimizing lighting, turning on fans and air conditioners, and a walk-through to review rooms for bugs and make sure pathways are cobweb-free.

Selling a Project Home or Fixer-Upper

Not every home needs a complete renovation before it goes on the market. In fact, many buyers are actively searching for Nosara properties they can remodel, expand, or customize to suit their own vision.

If your property is at the point where it may not make financial sense to invest in cosmetic updates before selling, we can work side-by-side with you to make decisions on how to present and price the property. The basics will still apply - a tidy yard, trimmed landscaping, and a freshly cleaned interior and exterior to create a positive first impression.

Many buyers enjoy taking on a project because it allows them to create a home that reflects their own style and priorities. Your goal isn't to hide the home's age - it's to demonstrate that it has been well built, cared for and is ready for its next chapter. The right buyer won't be discouraged by a renovation project. They'll be inspired by the possibilities.

Your Home Preparation Matters - And Will Pay Off!

In the current market, buyers have more homes to choose from and are taking more time to carefully evaluate price, condition, and overall value. Today’s market is less competitive than in recent years, however buyers are still willing to move forward when a home is well-positioned and the price and opportunity align with their goal.

In Nosara, buyers are investing in more than just a home—they’re investing in a lifestyle. Presenting your property thoughtfully helps buyers appreciate its potential, connect with the space, and picture themselves living there. Most importantly, a great first showing can leave a lasting impression and encourage buyers to return for a second look—bringing you one step closer to a sale.
