Why Mango Realty Supports Nosara’s Building Restrictions

When the three of us each chose to move to Nosara 12 to 15 years ago, it wasn’t because we set out to sell property in Nosara. It was because we fell in love with this place - the jungle waking up at dawn, the turtles nesting on Ostional’s shores, our kids growing up barefoot and wild. We became moms here before we became realtors, and that order matters. It shapes how we think about every property we list and everyone who reaches out to buy property in Nosara. At Mango Realty, we work with buyers across a variety of Nosara real estate who feel that same pull. So when the municipal court supported environmental construction regulations for the buffer zone around the Ostional National Wildlife Refuge, we didn’t just see a legal headline. We saw a meaningful step forward for the place that raised our families.

What the Court Ruling Actually Says: 

The decision doesn’t stop development in Nosara - and it was never meant to. What it does is reinforce, at least for now, that future construction is expected to follow rules designed to protect the natural assets that make Nosara worth building in to begin with: limits on building footprints, height restrictions, real wastewater treatment, and lower light pollution so the sea turtles can keep doing what they’ve done for millions of years. 

What This Means for Property Owners:

For property owners, that adds up to something exciting: a court has now weighed in twice on the side of building regulations. It’s a strong signal that this community sees growth and conservation as compatible, and we’re watching closely to see the momentum continue.

Conservation and Development, Working Together:

The beaches, the forests, the wildlife, the aquifers… these aren’t obstacles standing in the way of Nosara’s growth. They are the basis and the future of Nosara’s growth story. Protecting them is how we make sure our kids, and yours, get to grow up in the same extraordinary place ours did.

That’s worth paying attention to. And it’s worth celebrating!
